There is no more flexible property in the Uncompahgre Valley than this residential-commercial-multi-use property located roughly 6 miles southof Montrose. It was originally used as the Uncompahgre Schoolhouse, but was purchased from the School District by the much loved Rich and Barbara Helm and restored into their residence, bed and breakfast and retreat center. Not too many year ago it was purchased by the current owners, who further enhanced the building by finishing and updating almost all interior spaces. They painted the exterior, replaced all windows, installed beautiful landscaping on a sprinkler system, and enhanced the parking and public spaces. They used it much like the Helms before them, with much of it their residence while in Western Colorado, renting many rooms using VRBO and Air BnB, and doing longer term rentals. Here's the layout: The mostly unused aspect of this property is the huge 2.2 acres, which are not part of any HOA. It has no restrictions regarding its use. The significance of this is that much of the property could be used for parking vehicles, additional structures, animals and agricultural and quasi-commercial uses. Inside you'll find three distinct levels-the main level with 7 fully outfitted guest rooms, each with its own full bath and furnishings. These were the classrooms originally, and each is the result of splitting a classroom in half. This results in bedrooms that have soaring ceilings and are exceedingly roomy. These surround a massive great room-the former gym-which has a gas fireplace and the remnants of the former stage. Along the side are massive floor to ceiling windows and the decor is extremely tasteful. The room is free-span, allowing the ability to reconfigure the spaces should you so choose. This level also has the gourmet kitchen, which has been converted into a regal space, with an abundance of custom cabinetry with soft closure, high end appliances and granite counters. A long stairway leads you up to a two bedroom apartment, which has served as the caretakers quarters in the past. The views from this level are tremendous around the perimeter, and there's spacing that allows a kitchen and/or living room to be installed. Downstairs is yet another living space, made safe by a direct access out of its SE corner. Persons who use this area can come and go without entering the rest of the home at all. Please visit with agent about possible uses, but here are some that are obvious: Your personal residence. If you have a need to use all of the spaces you're set. However, it might make some sense to rent portions out. The upstairs is a two bedroom apartment. The lower level is a 3 room suite. The main level has seven rentable rooms. Additionally there are the multi-family uses, such as renting each room as a long term rental. It would be a lovely retreat center, allowing you to use the outside parking for large gatherings both inside and out. More and more folks are looking for a wedding venue-and this would be tough to beat. Local churches are forming and growing, and the combination of multi-purpose room for services, side rooms for classrooms, and upper and lower levels for staff quarters would be too good to be true. Of course, a bed and breakfast is a no brainer-as is once again a school. In both cases you're ready to start right now. What about a lovely Inn style restaurant-folks could travel a few miles for a lovely meal, followed by a stay in one of the guest rooms. Or-- 10 couples could have a Colorado escape-with each buying in to the endeavor-allowing costs to be low. Each would have plenty of room to park their motorcoaches and recreational toys, a place to sleep inside or a spot for their guests to stay. It would have a large place to gather for meals that would be prepared in the large kitchen. Caretakers could live up or down to keep an eye on the facilities. Come take a long look at this one!
